These two community meetings will feature a presentation of the visualization plan prepared by the Village’s consulting partner, Houseal-Lavigne Associates, and a roundtable discussion among the Village Board, staff, appointed officials, and community members regarding the future of the Spring Hill area.
There will be an opportunity to provide public comment and share your feedback. Join us as we plan for the future of West Dundee!
Meeting locations will be the 2nd floor of Emmett’s.

REIMAGINING SPRING HILL
A once-in-a-generation opportunity to transform the former mall site into a vibrant, walkable mixed-use destination.
A decade’s worth of effort has led to the creation of a “blank slate” at the site of the former one million-plus square foot mall, with Cinemark multiplex theatres the lone remaining structure and business. From consulting partner, Chicago-based urban planning and geospatial design firm Houseal-Lavigne Associates (HLA), three-dimensional visions of a walkable, cyclable mixed-use future for the area have been rendered. These are not intended to act as a blueprint to “build as illustrated” but rather stimulate conversation and pique interest from the community and potential developers, particularly those with experience tackling large and complex sites including malls.
The Village will soon launch a micro-website dedicated to reimagining Spring Hill. It will feature HLA’s immersive video game- style 3-D model and act as a repository for all the initiatives that have gotten the Village to the point where this vast site at the center of our community may be marketed and proposals for development can be entertained.
While timely transformation is desired, it is anticipated that the generational opportunity to remake Spring Hill will occur in phases and likely take place over many years. The first evidence of a new era will most likely be the Village’s Public Safety Center No. 3 (police station), which is contemplated as an approximately 35,000-square- foot building on just four acres of the more than 100 acres that are available for development within West Dundee at and around the former mall site.
Importantly, PSC3 can act as a civic presence at Spring Hill, as Village Hall does for our historic downtown, and set a tone for the broader area with respect to style and build quality. It is not uncommon for public safety buildings to be located within traditional mixed-use environments with numerous suburban downtown examples.
